Check-In & Check-Out – With the change in the Housing Act 2004 introducing the Tenancy Deposit Scheme (see link to Deposit Dispute Scheme), it is imperative that tenants receive a report concerning the condition of the property together with a detailed inventory, thus preventing potential disputes at the end of the Tenancy. We will prepare a detailed report and take photographic evidence prior to the commencement of the Tenancy. Additionally, all utility boards will be informed of meter readings and other required information.

On termination of the agreement, we will return to the property and check both the inventory and general condition. A report will be compiled in the remote event that a claim may be made against the deposit held (obviously allowing for fair wear and tear). You will also be advised of any necessary works in order to keep the property up to standard. Upon vacation the utility boards will be informed accordingly.

Inventory – Where a property is furnished a detailed inventory is important. Upon preparing the Check-In report this is listed and prepared prior to tenants moving in. Legislation requires that furniture and soft furnishings must comply with fire regulations.

Deposit Disput Scheme

Property Rentals is an affiliated member of The Dispute Service. The Housing Act 2004 has made a provision for both the protection of tenancy deposits and the resolution of disputes over their return. The legislation came into effect on 6th April 2007, this means all deposits for an Assured Shorthold Tenancies will have to be covered by a tenancy deposit protections scheme.

A copy of our Tenancy Agreement can be supplied for your solicitor or mortgage company to examine. Under the terms of your mortgage it is probably necessary to seek permission to let, and should you have a leasehold property you should contact your head landlord, freeholder or managing agent.
